How it works

Four steps, not a black box.

Every step below is what the product actually does today, in order — not a simplified version of something more complicated.

Upload from the viewing

Brochure PDF, floorplan image, photos, and any facts not already on hand — address, asking price, tenure.

Review the extracted facts

Room labels, dimensions, condition signals and brochure claims come back for the agent to confirm or correct. Nothing skips this step on its way to a calculation.

The engine runs the numbers

Reviewed facts, Land Registry comparables and published planning data feed a set of deterministic checks and calculations — never a model asked to estimate a price.

Hand over the report

A branded PDF and report link, ready to send or hand over — development potential and finance modelling for the buyer persona that fits the viewing.

The review gate

Nothing an AI reads reaches a calculation unreviewed.

Every AI-extracted fact — a room dimension, a lease length, a claim from the brochure text — lands flagged as unreviewed. The engine refuses to derive a figure from it until an agent confirms or corrects it. This isn't a convention; it's enforced in code.
